Plans for the next phase of Glenvale Park have officially been approved by North Northamptonshire Council, paving the way for up to 1,000 new homes, more green space and expanded community facilities in Wellingborough.
In addition to new homes across a range of sizes and tenures, Phase 2 will deliver brand new sports pitches and a pavilion, children’s play areas, allotments and additional parkland. Over half of the site will be dedicated to open space, enhancing biodiversity and providing more places for people to connect with nature.
Building on the foundations already in place at Glenvale Park, including the primary school, nursery, community hub and local centre, the development will also support the local economy, delivering up to 2,000 jobs with new employment space.
The new phase is designed to integrate seamlessly with the existing neighbourhood, with new footpaths, cycle routes and roads linking both phases. Plans also include a new signalised junction on Niort Way, improvements to local highways, together with proposals to extend the local bus and e-scooter networks.

Mark Best, Director of Midtown Capital Ltd, Managing Partner of Glenvale Park LLP, said:
“The approval of Phase 2 is an important milestone in Glenvale Park’s long-term journey and a sign of confidence in what’s already been delivered. This next phase will help bring more homes, jobs and green spaces to Wellingborough and we’re looking forward to seeing it take shape.
The site’s natural features, including the Blackberry Fox Covert woodland and a tributary of the Harrowden Brook, will be protected and enhanced through new landscaping, wetland areas and habitat creation. A community orchard, wildflower meadows and species-rich grasslands will also help to promote sustainable living and biodiversity.
